VALUATION

The firm values all types of interests in properties such as residential, commercial, industrial, agricultural e.t.c for all purposes including:- mortgage, sales or purchase, rating, insurance, public issues, probate, rental, merger, compulsory purchase, assets register e.t.c.

We render these services to individuals, corporate organizations, government parastatals and government at all levels.

Major items of valuation rendered by our firm include land and buildings/structures, plant machinery and equipment, motor vehicles, furniture, fittings and fixtures e.t.c.


MANAGEMENT

Our management services are geared towards “the direction and supervision of interest in landed properties with a view to achieving the highest and best returns from the investment which could be Residential, Commercial, Industrial, or Agricultural” some of the functions carried out by our management department include:-

Rent collection and revision, perfection of lease agreements, maintenance and repair of common features, provision of security, facilities management, apportionment and collection of rates and electricity charges amongst others with utmost confidentiality as may be desired by our client.


AGENCY

Our agency department covers real property brokerage majorly in the areas of:

a. Sales and Purchase

On one hand we source and bargain for suitable land and landed properties for our client while in other cases we get direct instruction from our client to sell land or landed properties on their behalf.

b. Letting and Leasing of Properties

We act for either the landlord or tenant in this area depending on whose instruction we are acting. At any point in time, it is our duty to ensure that our client gets the best of business relationship. We are reputed to selecting good tenants or good properties for our clients. We also assist both parties in negotiation of rent to reflect the true market rental values. We also ensure that leases are perfected from the legal and financial point of view.

 

PLANNING AND DEVELOPMENT

This arm of our practice undertakes the pre-investment studies of an intended project and it involves the testing of all performances indicators likely to affect the feasibility and viability of the intended project vis-à-vis the realization of the expected returns. The two major areas of interest to this department are project finance, dealing with advising our clients on all available sources of funding and project development works dealing with the actual development works undertaken to actualize the project.

 

LAND ACQUISITION AND COMPENSATION

We carry out valuation for compensation purposes. This involves the assessment of damage done to crops, economic trees, buildings, structures and other unexhausted improvements on land during compulsory acquisition by various Government agencies and multinational oil companies. We represent either the acquiring authority or the claimants.

 

OUR PROFESSIONAL FEES

The professional fees charged for services rendered are based on The Nigerian       Institution of Estate Surveyors and Valuers (NIESV) scale of fees as approved by the Federal Government
